Thinking of buying a new home in League City? Let an experienced Realtor and long time resident of the area give you straight talk about the amenities, taxes, locations, and pricing. Let’s start on the far west end of League City: (close to Friendswood).

 

Westover Park on 518 is a master planned community with a beautiful entrance filled with Lush Landscaping and a picturesque like pond. The price range varies from the 150’s to the 350’s with Newmark, Perry, Dr. Horton, Taylor Woodrow being the main builders. You will find stone elevations, 3 car garages and up to 4000 square foot floor plans are options here.  This is a very classy, well manicured subdivision with a grand pool area for the family. This neighborhood has plenty of room to grow as another section just opened and a few more are to come. The only downside to buying in Westover Park can be the tax rate and the long entrance road with which cars can gain speed. All in all though, this community makes my top 5 list considering pricing, quality of construction, and character.

 

Headed east on 518 just down from Westover Park is the Magnolia Creek subdivision known for its upper scale homes, golf course views and grand club house. The average square footage in Magnolia Creek is about 3200 to 3400 square feet. Homes are priced from the 220’s and climb past the Million dollar mark in the custom section. There is a large pool to enjoy and hike and bike trails that run throughout the community. A few negatives are the heavy taxes which include a PID tax (development tax) and the lack of trees due to a very open plan Golf course. One big plus that may be the selling point for parents is the new elementary and intermediate school on the edge of the community which makes for an easy drop off on the way to work. This community definitely makes my top five list also.

 

Going a few miles further west on 518 you will see flags flying at Magnolia Estates tucked away on your left. This community is a bit milder in pricing and is a quiet community with not much traffic. Although you cannot get stone on the front of your home or a 3rd car garage, you do have a choice of many neat open floor plans and the option of a lot with no back neighbors. D.R. Horton is the exclusive builder in Magnolia Estates and starts in the 160’s. The one thing you do have to give up if you decide to purchase in Magnolia Estates is an area pool. Being able to build facing clear creek and having the intermediate and high school next door though makes this subdivision a winner for the smaller budget in my book.

 

Just down one quarter of a mile from Magnolia Estates on the left is The Park on Clear Creek. Village Builders is exclusively building in this smaller but elegant community with approx 2700-4200 sq feet floor plan options. This subdivision has some very nice amenities including a large gazebo, area pool, lots that back up to the pond and a community boat dock with access to clear creek for boat owners.  You will get a semi custom feel touring these homes with the grand stairways, high arched ceilings, over sized garage options, rich cabinets, and decorative crown molding to mention a few. The neighborhood happens to be close to a heavier traffic area of League City and it can be a little tough to get to the freeway during rush hours. There are no mud taxes in The Park on Clear Creek and the association fee is fairly reasonable for a waterfront community. There is also potential for getting a good deal on a spec home in this development.

 

Moving closer to the freeway is Brittany Lakes, the fifth subdivision that should be considered when purchasing a new home in League City. Brittany Lakes is a warm family oriented master planned community that offers many amenities. A few of the extras that you will find in this subdivision are gated area pools, tennis courts, a huge pond that said to be stocked with fish, hiking and biking trails and a very large playground area.  Two of the builders have finished out but Village Builders and Gehan homes have quite a few lots available to build on. Brittany Lakes is laid out very intelligently with the streets having character and plenty of turns to slow down drive through traffic. The tax rate here is higher than in some areas but average for new construction communities. There is one section of Brittany Lakes that has smaller floor plans with odd elevations and a cheaper look to them. I would stay away from this section as this area may not resell as well. Having easy access to the freeway, this subdivision would be a sound choice for those who commute to Houston or Galveston. Pricing in Brittany Lakes starts in the latter 150’s and goes up to the 330’s.

 

Heading to the East side of League City and down hwy 96 on the left you will find a subdivision called Tuscan Lakes. As you approach the entrance you immediately feel as if you are in the country side of Italy. The landscape is absolutely gorgeous with Cypress trees and running streams throughout the beautiful 900 Acre Master planned community. Johnson Development Company is a top notch developer who designed the surrounding stores and shopping areas to have the same rich Tuscany theme. The subdivision was laid out for approx 1850 homes with eleven builders and is about 10% sold out. Also coming soon is the 55+ section expected to be very nice and starting in the 180’s. Tuscan Lakes has miles of green belts, jogging trails, pretty lakes and resort style amenities. The luxurious pool area has a really neat splash pad with water obstacles for kids to climb on, water cannons, hot tub and a shallow pool with a spray fountain. The taxes and home owners’ dues may be a little on the high side but for what you get to enjoy it seems to be well worth the investment. This location puts you within 5 minutes of the Kemah Boardwalk and 10 minutes to NASA.

 

 

The last subdivision I would like to share with you on our tour of new homes in League City is South Shore Lakes. South Shore Lakes is just one minute past Tuscan Lakes on the corner of hwy 96 and South Shore Blvd. Owning in this community gives a buyer access to all the great amenities that have been built over the last 16 years in the South Shore development. Taxes are definitely on the higher end of the spectrum at 4% but where can you get all of these extras starting in the upper 150’s. A 27 hole golf course, marina, resort access, and fitness center is available with yearly association dues as part of ownership in South Shore Lakes. (Boat slips can be rented out separately) Within the community there is a pool, tennis courts, and an elegant recreation center. The Lavish entrance, rich landscapes and extensive amenities with the convenience of shopping and restaurants may have sold on South Shore Lakes upon first visit.
